PROPERTY MANAGEMENT

The property management fee is set at 7.2% incl. VAT of the rent collected and is deducted monthly.

When a new lease is set up, letting fees apply in accordance with current regulations (ALUR law or Civil Code).

In the event of an unexpected tenant departure within the first nine months, these fees will not be charged again for the subsequent lease.

Property Letting

Our service begins with placing the property on the rental market: searching for tenants, advertising on leading platforms, organizing viewings, reviewing applications, and selecting the strongest candidate. We then handle all administrative management, including drafting, signing, and renewing leases; conducting move-in and move-out inspections; sending rent due notices and receipts; as well as the annual rent review and service charge reconciliation, with adjustment of advance payments and the pass-through of household waste collection tax.

Financial Management

We also take care of financial management: collection of rent and service charges, payment of advances to the property owner, refund of the security deposit, settlement of the property manager’s calls for funds, payment of invoices, and payment of property tax.

A management report is sent regularly to ensure clear and transparent monitoring.

Technical Management

The technical management of the property is also an integral part of our mission: monitoring maintenance work and urgent repairs, overseeing mandatory property diagnostics, and checking tenants’ insurance as well as boiler servicing.

We also intervene in the event of disputes, manage rent arrears, and activate guarantees or rent insurance policies when necessary.
